How to compare roofing quotes
Compare apples to apples — scope, material, warranties, and what is left out — not just the bottom line.
Comparing roofing quotes is hard because contractors rarely list the same things the same way. The total price is the last number you should look at, not the first.
Start by confirming the measured roof area in "squares." If one quote is priced over 30 squares and another over 38, you are not comparing the same job. Next, compare the material — brand, product line, and warranty class. A quote that says "architectural shingle" without naming the product is not equivalent to one that specifies GAF Timberline HDZ with a 25-year manufacturer warranty.
Check the tear-off: how many existing layers are coming off, and is disposal included? Compare decking terms — some quotes include a per-sheet replacement allowance, others charge it as they find damage. Look at underlayment, ice and water shield (valleys, plus eaves where code requires), drip edge, ridge vent, and flashing. A lower quote that omits these is not actually cheaper; it is just incomplete.
Compare warranties separately: the manufacturer warranty on the material and the contractor workmanship warranty on the labor. And confirm who pulls the permit.
Finally, check the payment schedule. A large deposit before any work is a red flag; a reasonable structure holds most payment until completion.
QuoteVya scores each quote on these factors so you can compare them on a level playing field instead of guessing.
